Seniors living site goes for $4.4 million

The coastal development will be an integrated village that offers a wide range of services to seniors.

NSW provider Warrigal Care has progressed its expansion plans with the purchase of a seniors living site in the Shell Cove community development, south of Wollongong.

The organisation paid $4.4 million for the 2.5 hectare site from project developers, Australand and Shellharbour City Council.

It now plans to build a multipurpose integrated village that will incorporate 60 independent living units and a 160-bed ‘ageing in place’ facility.

The Shell Cove development will be based on a model used in the recent re-developments of Warrigal Care’s three largest centres in Goulburn, Bundanoon and Albion Park Rail.

Warrigal Care CEO, Mark Sewell believes the organisation’s success with these projects was a strong selling point in its bid for the site.

“We have the credentials, the experience and even the testimonies from people who lived in our facilities,” he said.

“It’s not just a concept but a proven model.”

The residential care facility will be made up of six separate houses comprising single and double rooms that can cater to low care, high care, dementia care and extra service requirements.

Mr Sewell said the seniors living precinct will offer as many as 10 different care and service programs, including respite care and day therapy.

“We will be able to offer a full suite of services to cater to a person’s needs from the age of 70, right up until they have passed away,” he said.

The precinct site is located at the entrance to the Shell Cove town development, less than a kilometre from a planned marina.

And according to Mr Sewell, there is already a healthy level of interest in the project.

“A lot of older and middle aged people are moving to the community and setting up for their future lifestyle,” he said.

“There are also a lot of professionals and families who are moving to the village and wanting their parents to relocate from Sydney, Canberra or the Shoalhaven, to be with them.”

Construction of the precinct is expected to begin next year.
